Property Films

Welcome. We make short films that move through a property the way a person would — outside first, then through the door, room after room, in the order someone would actually meet them. Everything you see above began as photographs much like the ones already sitting in your listing.
Directed from your own photographs. Nothing invented.
Demonstration film. This property is not for sale and is not being marketed with these shots. Rooms graded B are animated from the owner’s own photographs — cleaned and upscaled, never extended. The ensuite and the closing shot are graded D: they do not exist, they were made for this page, and they are declared here. On client work nothing is invented.
The process
No shoot to schedule, no crew to let into the house, no second visit because the light was wrong. Four steps, and a person signs off every frame before it reaches you.
The listing link, or the folder you already have — photographs, any footage, the facts you can stand behind.
The film is planned before a frame exists: the order of rooms, the move in each, where it ends.
You see it before anyone else does. With the Collection and the Private Client arrangement, revisions are part of the relationship.
The final masters and the provenance record for every shot, delivered through your private client portal.
The standard
A film that flatters what is not there is a liability, not a marketing asset. Every shot carries a grade, and the grade travels with the film.
Grade A. Source footage. Filmed on site, unaltered.
Grade B. Animated photograph. Your image, given a directed move.
Grade C. Reconstruction. Built only from verified plans and facts.
Grade D. Synthetic. Declared wherever the film is delivered.
The craft
Anything can be generated now. That is exactly why restraint is the skill worth paying for.
The work is not making a house look impossible. It is moving a camera through a real one so convincingly that nobody thinks about the tools, and so honestly that a buyer standing in the doorway recognises the room.
A room is never outpainted past the edge of the photograph. Extending a canvas invents architecture that does not exist. We crop to reframe instead.
No sofa that is not there, no light that never falls that way, no pool, no view. If the camera can see it, the property has it.
Price, area, year, distances and amenities come from what you can evidence — never read off an image and never guessed.
A person approves every shot before it ships. No automatic score has ever been allowed to pass a frame on its own.
A film that oversells is not a marketing asset. It is a viewing that ends early, a withdrawn offer, and in most markets a regulatory problem. Preservation is not a limitation we work around; it is the product.
The reach
Cinematic property film used to require a crew, a schedule and a budget only the top of the market could justify. Everything below that line got a slideshow. Directing from assets the listing already has removes the crew, the travel and the day rate — so the same standard reaches a terraced house and a headland villa alike.
Nobody visits the property. No scheduling around tenants, no second trip because the light turned, no day rate.
The film is directed from what the listing already has — photographs, any footage, the floor plan, the facts.
Remote by design, so a rural cottage and a city penthouse cost the same to film. Distance stops being a price.
The economics that reserved film for the top of the market do not apply here. A modest listing can be directed properly.

Who it's for
Estate By Avy is one director and a strict process. Every film is planned before a frame exists, reviewed by a person before it ships, and delivered with its provenance attached.
A film for the listing that photographs alone cannot carry — without a crew on site.
Off-plan and unfinished property shown honestly, with every reconstructed shot declared.
Consistent film across a whole portfolio, at a pace a videographer cannot match.
Questions
Straight answers for agents, developers and agencies considering film for a listing.
€299 for one horizontal property film — 30 to 45 seconds, mastered in 4K. €599 adds the vertical cut for social, for the same property. The Three Property Collection is €1,299 and covers three properties with both films each and revisions included. For ongoing work, the Private Client arrangement is €3,999 a month.
Typically within a few days of your photography arriving. Once your property is in production, your client portal shows a named expected delivery date for it — so you are never guessing.
No. Nothing is filmed on site. The film is directed from the photographs, footage and verified facts the listing already has, which is why there is no day rate, no travel cost and no second visit because the light was wrong. It also means a property anywhere in the world costs the same to film.
The listing link, or the folder you already have — photographs, any footage you own, the floor plan, and the facts you can stand behind. You can upload photography directly in your client portal or share a link. If something is missing we will say so before work begins.
Only if it is declared as such. Off-plan and unfinished property is reconstructed strictly from verified plans and dimensions, and every reconstructed or synthetic shot carries a grade that travels with the film. We never invent a feature the property does not have — no added pool, no expanded room, no view from a window that does not have one.
The Horizontal film delivers the 16:9 master in 4K. Horizontal + Vertical adds the 9:16 cut for social, and the Collection and Private Client arrangements include both formats for every property. Each cut comes from the same directed master, so a vertical is the same film rather than a second edit.
Yes — your film, without platform restrictions. Publish it on the listing, the property portals and your social channels for as long as you like, with no additional per-platform licensing fees. The one thing that travels with it is the provenance record, which is what lets you advertise the film without exposure.
With the Three Property Collection and the Private Client arrangement, yes — take time with the films and send through what you would like adjusted. The €299 and €599 films are delivered as directed and do not include revision rounds, though a question about your delivery is always welcome by reply.
